What is wholesaling? It's like a treasure hunt and our prize? A fantastic property to wholesale! Wholesaling is like finding a secret treasure and deciding if we want to keep it or pass it on to another explorer.

Our game plan:

  1. The Hunt: Like a game of hide-and-seek, we look for unique deals. These are the hidden gems that cost less than usual. Our secret weapon? Chats with sellers to discover these treasures!

  2. The Contract: When we ink a deal, it carries our name along with the magic phrase "and/or assigns" as the “BUYER”. This little spell lets us transfer our treasure (the deal) to our LLC or another investor if we choose.

  3. The Handover: To pass on our treasure, we need a new map, which in our world is an assignment contract. This is between us and the LLC or the other investor.

Now, the really fun part:

In wholesaling, we deal with a "motivated" seller at a fixed price, let's say $40k. We have a safety net of 35-90 days to wrap things up. Don't worry, a back-out clause is there to protect us if needed. Next, we sign a $60k contract with a cash buyer. They snag the property for $60k, and we pocket the 20k difference.

  • Assignment Deal (A to C closing): A transparent process where everyone knows the prices.
