How to Present the Offer

Hey there!
Now that you know the ARV (After Repair Value) and your MAO (Maximum Allowable Offer). It’s time to present it.
Here’s presenting the offer script:
YOU: It's [Your Name], reaching out just like I promised. Here's how we usually work together with our favorite home sellers like you:
1️⃣ You decide to sell to us. 2️⃣ You decide not to sell. 3️⃣ We decide not to buy.
Whatever you choose is perfectly fine with us! No hard feelings. 😊
Now, about your property. I've looked at places nearby, like (Low Comp Property). It sold for (Price)! Did you know that?
(If they argue, argue their side, but argue yours harder)
YOU: But hey, that's just info about the neighborhood.
I know prices can be lower than expected, and that might be tough to hear. But it's all about comparing similar homes. You get it, right?
YOU: Considering your property and what others have sold for, what do you think yours is worth? (If close to offer Move to Close! If not add to Podio and Followup)
Them: I don’t know?
YOU: If you're not sure, that's okay too. Maybe it's around what those similar homes sold for?
YOU: My boss knows this area very well, and usually says (Lower end of offer range). But because I like you, and I'm excited to make this work, I could maybe get that up by (Premium difference, e.g., 10k or 15k) if we agree today. Just for today, though! Where should I email/fax this purchase agreement?

Ensure the seller is in front of a computer where he can get the PA (Purchase Agreement) and walk them through the PA.
