When running numbers
Arv (3 good comparables that sold within last 30-60 days/within 1-2 miles) take the average of the three.
Example: 260,000 – 285,000 – 320,000. Arv= 288,333
Multiply 288,333 (.70)
201,833 - repairs

For good estimated repairs try
35-55 per sqft for a light repair.
85-110 sqft for a medium -heavy repair.
Let’s say sqft is 1,450.
1,450 x 55 = 79,000
-5k to 10k assignment.

Mao (max allowable offer) is 110-115k
