  1. The right network can make all the difference

  2. Screen carefully, requiring a minimum 700 credit score, two months' deposit, and a well-written contract. Offer a year-long contract with month-to-month option later, with regular property check-ins.

  3. For real estate professionals: Maintain six months' cash reserves. Avoid cold-calling and doorknocking. Network with like-minded professionals for referrals. Focus on business development over paperwork. Seek ethical mentors and follow their path. This advice is for those pursuing a real estate license.
