Focus Your Wholesaling on Ugly Properties Needing Work
As Jamil shared, the key to profitable real estate wholesaling deals is finding discounted properties with potential for fixing up and forcing appreciation. Don't waste time making offers on updated, renovated or new construction properties - there's little meat left on those bones for your buyer to make a profit.
Instead, look for the ugly ducklings - run down properties needing extensive repairs and updates to shine. The rougher around the edges, the better. Then use the "after repair value" ARV to present compelling offers that still leave room for your end buyer to profit handsomely from the forced appreciation through renovations.
The ugly properties are where the gold lies in wholesaling. So embrace the ugliness and distressed properties to find deals that make everyone excited, especially your bank account!
