Lead Gen, Networking, OKRs for Goal Setting - Real Estate Investors Newsletter
Hey, Julian here.
It’s great to have you.
Here’s this week's newsletter:
Post of the Week:
What do you do on a daily basis to make sure you'll have a successful month as an investor?
Here’s what our members said:
I run FB ads, I brought in more than 60% of my business through them alone. Helps me secure at least a deal every other month, plus, my leads are mostly incoming and warm
Making sure I have leads. I buy lists every month load it up and have my team call or run ads to get the pipeline full so by end of month we have made offers and have assignments to cash in
Build relationships every day
Marketing & building relationships are at the top of my list too.
Podcast of the Week:
In this episode of the Pankaj Sharma podcast series, he talks about various topics related to multifamily real estate. Pankaj Sharma, a real estate investor with over 2,200 units, shares his insights and experiences with others in the industry.
He discusses:
The importance of catering to grade-A tenants who benefit from lavish amenities, healthily green spaces, and more
The ideal conditions for a 1031 exchange or a cash-out refinance
The future of the market, highlighting the possibility of distress sales
The video covers Pankaj Sharma's active involvement in his portfolio and predicts that he may focus on upgrading older properties and giving them a new lease of life.
The episode encourages listeners, whether they're seasoned or new to multifamily investments, to broaden their insights and knowledge of this ever-changing dynamic of real estate.
Real Estate Tip of the Week
OKRs stand for Objectives and Key Results. It’s a goal-setting framework used by top companies like Google & AirBnB.
I’ve started using OKRs I’m trying to triple my deal flow, and here’s how you can too.
Set Objectives
Define 1-3 big goals for a set timeframe (quarterly/annually)
Example objective: "Grow my rental portfolio by 15% this year"
Create Key Results
Outline 2-5 specific, measurable results that map to each objective
Example key results:
Make offers on 15 potential rentals
Close purchases on 8 new properties
Keep vacancy rate under 4%
Track and Reassess
Regularly update progress on key results
At end, evaluate results and set new OKRs
Benefits:
Maintains focus on top priorities
Drives consistent progress
Encourages periodic reassessment
The book that explains it more in-depth is Measure What Matter By John Doerr
PS - What stage of real estate investing are you at?
