So, yesterday we had a guy apply for our A-List Mastermind Program… 

I saw his app come through, and I was actually really excited, because he is in our Real Estate Investors Group.

I saw he wrote that interest rates are stopping him from acquiring real estate.

So, I instantly knew that this is a problem that more people are having and I sat down for an hour to create a PDF with a solution for him.

And then I explained to him the main reason his strategy was NOT currently working. 

I then told him about us (Julian & Justin) and how I helped him buy 130+ units in the last 6 months with this exact process (and are expanding more)

Armed with this information, he called me up 2 weeks later… 

He had found a deal (and rightfully so–he’d got in contact with a property owner who wanted to sell). And, he wanted our help to close his first deal… 

He then started sharing some of the details about the deal… 

Owner has a 8 unit apartment building and wants 175k… (but it was really worth at least 220k) and there was value-add, the rents were under market by $225…”

So I said, “Ok… let’s get on the phone tomorrow with him and offer him $150k, if he doesn’t bite we’ll call him a couple of days later and offer him $160k and seal the deal…”

I thought that was pretty cool, because he took action on my solution. 

Because of that I admitted him into our A-List Mastermind. 

And know, he’s learning how to structure a deal without the banks now. 

My goal for that group is not to teach them more stuff… it’s to make them more money.
